CozyDorms onboards owners and their houses and rents it out to tenants on sharing basis. The owner does not have to worry about potential tenants, rent collection, service and maintenance of the property as the entire process is taken care by CozyDorms. All you need to do is to share your details on our website, and our representative will get in touch with you. Once the discussion proceeds, there will be a Property Inspection. After that, we will have a rental agreement. Your House will be photographed and put on our website for prospective tenants to schedule a visit slot to see the house.

We have a strong marketing team and enjoy strong social media presence. Our digital marketing ensures that any unoccupied property/room/bed is quickly booked and enjoys a high occupancy ratio. The Owner does not have to go through the hassles of finding tenant. Also if the owner subscribes to our Furnished PG model, they enjoy higher rentals. The rentals can increase by more than 50% than the existing rent which the owner enjoys.

There are not charges for listing your property.

CozyDorms performs a property inspection on all the prospective houses. This is done in order to check if the house is meeting the standards set by CozyDorms.
Cozydorms is into business of providing furnished accommodation. Our quality check team checks if the furniture are usable and are in good shape.The team also checks the cleanliness of the property and overall feel of the property and the location before shortlisting.

Currently CozyDorms accommodation model works on a shared house basis:
We rent out shared houses to the bachelors. These houses are generally on a bed-based model. We give you a choice and you can choose whether you want to rent it out to Bachelors – Girls or Boys. To enroll for our shared house model, as the owner, you have to ensure that your house fits the CozyDorms standards. A shared house should be Fully-furnished, ready-to-move-in house for tenants.

CozyDroms retains the security deposits paid by the tenants. The Security deposits act as a buffer in case of any damage incurred by the tenants. So all the damages and unpaid rental dues are adjusted from the deposit of the tenant. We will ensure that you need not worry about recovering any damages incurred by tenant on the property.

Cozydorms as part of service is also into property management and they will ensure that the rent is collected on timely basis from all the tenants. We will make online transfer of your rent after deducting our charges within 3 business days.

At the time of signing the Agreement, you will be required to provide a copy of the following documents:

  1. PAN card
  2. Electricity bill
  3. Water bill
  4. Maintenance bill
  5. Signed copy of insurance form
  6. Cancelled cheque
  7. Signed agreement
  8. Keys of the full house
